The procrastinator in all of us will appreciate the convenience and peace of mind that comes with knowing that HOA is responsible for repainting the home.
Long-Term Roof Replacement: Here you will find beautiful, long-term architectural composition shingles in classic black. A percentage of HOA dues is set aside for long-term roof replacement every 30-35 years. There is consistency and uniformity in having HOA responsible for the replacement of this element, when the time comes.
Engineered Hardwood Flooring: It’s easy to see the timeless appeal of an abundance of hardwood flooring. It makes any space “feel larger” and doesn’t restrain furniture configurations. Blackrock Homes specifies engineered hardwood flooring in the main living areas. This high-performance floor has a top layer of wood, which minimizes sound as is a common complaint with laminate floors. You will find this floor is resistant to temperature and humidity fluctuations and is super easy to clean with a simple damp cloth or a mist of Bona®.
Stained Cabinets: Blackrock Homes purposely offers stained cabinetry in the bathrooms. Stained cabinets hold up better to moisture and offer increased longevity for this high humidity space.
Quartz Stone Surfaces: Blackrock Homes has generous stone packages within their home collections. Three of the four interior finish packages feature Quartz. This non-porous stone has several desirable qualities including durability, scratch and heat resistance, consistency in look and color, and even some antibacterial qualities. Another advantage is that Quartz does not need to be polished or resealed. Stay tuned, tariffs may price quartz out of the market.
Sheet Vinyl: This product generates a lot of curiosity with its linen texture and seamless finish. You will find sheet vinyl in our bathrooms and laundry areas. As a commercial grade product, the 1/8″ thickness and a bit of cushion makes for a pleasant surface underfoot. To clean, simply wipe down with a damp cloth and your favorite all purpose cleaner.
Minimal Grout Lines: Blackrock Homes intentionally specifies thin grout lines in like tones at the tiled walls in the bath areas and also at the Subway tiled backsplashes in the kitchen. By drawing attention to the tilework en masse, the grout lines are an afterthought and require only a quick baking soda solution and toothbrush to clean occasionally. (A note: buyers may choose to seal grout lines after they take ownership.)
